| Buyer's Agent - Do You Need One? | |

| Not using a buyer's agent when purchasing property can be one of most costly mistakes made during the buying process. Here's why: The reason for this is simple: Wisconsin law requires that all listing agents must work in the best interest of their client the seller. This being the case, unless a buyer's agent or an attorney is used in the process, there is no one working an advocate for the buyer. If you were in a court of law you would never consider asking the opposing counsel to represent you during the proceedings yet many buyers are doing just that when they work with the listing/ seller's agent to buy a property. Consider the advantages of working with a Buyer's Agent: - A Buyer's Agent costs you nothing (fee is paid by the seller in most cases.) - A Buyer's Agent can advise you at every stage of the process. (The Law restricts the amount of information a seller's agent can give you.) - You will have someone looking out for your best interests in the transaction. (The sellers have an agent representing them, shouldn't you have the same?) A Buyer's Agent CAN: - give his/her opinion on the price and value of the property you're considering - represent you on any type of property you wish to buy including bank-owned properties, FSBOs, auctions, and new construction. - promote and protect your interests at all times - advise the buyer even if it means pointing out reasons for you NOT to buy - disclose all research about property history - structure an offer with the buyer's interests in mind - nnegotiate best price and terms in favor of the buyer - keep buyer's financial capabilities/thoughts confidential unless authorized to or required by law to disclose - negotiate home inspection repairs in favor of the buyer Property is one of the largest investments you'll make in your entire life. Is it worth the risk of not having someone represent you? If you still have questions about what Buyer Agency can do for you, we're here to help.
